What are you actually paying a property sourcer for?

If they’ve negotiated a genuine discount or found you an opportunity you wouldn’t otherwise have had access to, there’s value in that.

But it becomes a different service when you’re also relying on them for refurb costs, rental figures, investment analysis and whether the deal fits your strategy.

Finding the deal and advising you on the deal aren’t necessarily the same service.

When Is a Property Sourcing Fee Actually Worth Paying?
If a sourced property deal goes wrong, who should take responsibility?

As the investor, you still need to check the numbers, ask for the evidence, view the property where possible and carry out your own due diligence.

But there’s another side to it too.

If you’re paying someone for a professional service, you should still expect that service to be delivered properly.

So where should the line sit between buyer responsibility and sourcer responsibility?

Sourced Deal Goes Wrong: Who’s Actually Responsible?
Scaling quickly doesn’t mean skipping your own due diligence.

Steven says he regularly sees investors buy sourced deals only for the valuation to come back lower, the rental figures to be different or the refurb to cost thousands more than expected.

Check the numbers. Check the refurb. Check the end value.

A sourcer can bring you the opportunity — but don’t rely entirely on someone else to decide whether the deal works for you.

Scaling Your Portfolio? Don’t Trust Someone Else’s Numbers
Is serviced accommodation really a safer investment than a traditional buy-to-let—or does the potential for higher income come with significantly more risk?

In this listener Q&A, Nick and Steven compare the predictability of vanilla buy-to-let with the fluctuating nightly rates, seasonal demand and contractor-led markets associated with serviced accommodation. They explain why buy-to-let may be “boring” but remains one of the least risky property strategies, while a serviced-accommodation deal can quickly struggle when local demand changes.

They also answer questions about finding off-market deals, funding a first purchase, choosing quality assets over higher-yielding properties, living in a flip, starting a management business and raising private finance. The conversation then turns to property sourcing, who should take responsibility when a deal goes wrong and whether investors should scale or reduce portfolio debt.

Property sourcing or estate agency — which is actually easier to build into a business?

Fraser tried both and says he quickly found estate agency easier for one simple reason: people already understand what an estate agent does.

Property sourcing can take more explanation, and for people outside the property world, the role still doesn’t always carry the same immediate credibility.

Sometimes the easier business isn’t about the work itself — it’s about whether the customer already understands what you do.

Property Sourcing vs Estate Agency: What’s Easier?
Being self-employed doesn’t have to mean doing everything alone.

Fraser explains how one of his agents realised he didn’t enjoy sitting at home operating by himself — and actually benefited far more from being surrounded by a team.

People to learn from. People who want you to succeed. And everyone working towards the same goal.

Sometimes independence works better with a team behind you.

Why Going Solo Isn’t Always Better In Business
No estate agent can guarantee exactly what your property will sell for.

The Home Report gives you a valuation, but anything buyers are prepared to pay above that depends on who is in the market at that particular time.

An agent can give you evidence, comparables and their professional opinion.

But the final number? No one knows until the market responds.

No One Can Guarantee What Your Property Will Sell For
You can push a property valuation higher — but that doesn’t mean a buyer will pay it.

An inflated figure can leave a property sitting on the market for months before reality catches up.

There will always be exceptional sales where someone pays well above expectations, but ultimately the market decides what someone is willing to pay.

A higher valuation isn’t automatically a better result.
